제1조 (목적)
본 약관은 【회사명】(이하 "회사")가 제공하는 JiiBE 모바일 애플리케이션 및 관련 웹사이트(이하 "서비스")의 이용과 관련하여 회사와 이용자 간의 권리, 의무 및 책임사항을 규정함을 목적으로 합니다.
제2조 (정의)
- "서비스"란 회사가 제공하는 전월세 후기 열람·작성, 계약서 검토, 보증금 진단 등 일체의 서비스를 말합니다.
- "이용자"란 본 약관에 따라 서비스를 이용하는 회원 및 비회원을 말합니다.
- "후기(게시물)"란 이용자가 서비스 내에 게시한 주거 경험, 평가, 사진, 문서, 댓글 등 일체의 콘텐츠를 말합니다.
제3조 (약관의 효력 및 변경)
본 약관은 서비스 화면에 게시하거나 기타의 방법으로 이용자에게 공지함으로써 효력이 발생합니다. 회사는 관련 법령을 위배하지 않는 범위에서 본 약관을 변경할 수 있으며, 변경 시 적용일자 및 사유를 명시하여 시행일 최소 7일(이용자에게 불리하거나 중대한 변경은 30일) 전부터 공지합니다.
제4조 (서비스의 내용)
회사는 다음과 같은 서비스를 제공합니다.
- 세입자가 작성한 전월세 후기의 열람 및 작성
- 임대차 계약서의 독소조항·위법조항에 대한 AI 기반 참고 정보 제공
- 공개된 실거래가 데이터를 활용한 보증금·전세가율 위험도 진단
- 관심 지역 알림, 임대인 정보 조회 등 부가 서비스
본 서비스가 제공하는 계약서 검토 및 보증금 진단 결과는 참고용 정보이며 법률 자문이나 감정평가가 아닙니다. 중요한 의사결정은 반드시 변호사 등 전문가의 확인을 거치시기 바랍니다.
제5조 (이용자 후기 및 게시물)
- 후기는 이용자 본인의 실제 경험과 사실에 기반하여 작성하여야 하며, 허위사실이나 타인의 명예를 훼손하는 내용을 포함해서는 안 됩니다.
- 후기는 작성한 이용자의 주관적 의견이며, 회사는 그 내용의 진실성·정확성을 보증하지 않습니다. 회사는 후기의 작성자가 아니라 이를 매개하는 정보통신서비스 제공자입니다.
- 회사는 관련 법령 또는 본 약관에 위반되는 게시물에 대하여 사전 통지 없이 게시 중단, 삭제 또는 노출 제한을 할 수 있습니다.
- 임대인 등 제3자는 사실과 다른 후기에 대하여 서비스 내 이의제기(반박·정정 요청) 절차를 이용할 수 있습니다.
제6조 (게시물의 권리)
게시물의 저작권은 이를 작성한 이용자에게 귀속됩니다. 이용자는 회사가 서비스의 운영·전시·홍보 목적으로 게시물을 무상으로 사용(복제·전송·전시 등)하는 것을 허락합니다. 회원 탈퇴 후에도 다른 이용자에게 이미 제공된 후기의 통계적 활용분은 유지될 수 있습니다.
제7조 (이용자의 의무 및 금지행위)
이용자는 다음 행위를 하여서는 안 됩니다.
- 허위 후기 작성, 동일 대상에 대한 반복·조직적 후기 조작
- 타인의 개인정보(성명, 연락처, 주민등록번호 등) 무단 게시
- 욕설, 차별, 명예훼손, 협박 등 타인의 권리를 침해하는 행위
- 서비스의 정상적 운영을 방해하거나 자동화된 방법으로 데이터를 수집하는 행위
제8조 (회사의 면책)
- 회사는 이용자가 게시한 후기 및 제3자가 제공한 공공데이터(실거래가 등)의 정확성으로 인해 발생한 손해에 대하여 책임을 지지 않습니다.
- 회사는 천재지변, 이용자의 귀책사유 또는 회사의 합리적 통제를 벗어난 사유로 인한 서비스 중단에 대하여 책임을 지지 않습니다.
제9조 (계약 해지 및 이용 제한)
이용자는 언제든지 서비스 내 기능을 통해 회원 탈퇴를 신청할 수 있습니다. 회사는 이용자가 본 약관을 위반한 경우 서비스 이용을 제한하거나 이용계약을 해지할 수 있습니다.
제10조 (준거법 및 관할)
본 약관은 대한민국 법률에 따라 규율되며, 서비스 이용과 관련하여 분쟁이 발생한 경우 민사소송법상의 관할법원을 전속 관할로 합니다.

Terms of Service

1. Purpose
These Terms govern the rights, obligations, and responsibilities between 【Company name】 ("Company") and users in relation to the JiiBE mobile application and related website (the "Service").
2. Definitions
- "Service" means all features the Company provides, including reading and writing rental reviews, contract review, and deposit-risk diagnosis.
- "User" means any member or non-member who uses the Service under these Terms.
- "Review (Content)" means any content a user posts on the Service — housing experiences, ratings, photos, documents, and comments.
3. Effect and Amendment of Terms
These Terms take effect when posted within the Service. The Company may amend these Terms within the limits of applicable law, giving notice at least 7 days in advance (30 days for changes that are material or unfavorable to users), stating the effective date and reasons.
4. The Service
The Company provides: reading and writing tenant rental reviews; AI-assisted reference information on unfair or unlawful lease clauses; deposit and jeonse-ratio risk diagnosis based on publicly available transaction data; and related features such as area alerts and landlord lookups.
Contract-review and deposit-diagnosis results are informational only and do not constitute legal advice or a professional appraisal. Please confirm important decisions with a qualified professional such as a lawyer.
5. User Reviews and Content
- Reviews must be based on the user's own genuine experience and facts, and must not contain false statements or defamatory content.
- Reviews are the subjective opinions of their authors. The Company does not guarantee their truth or accuracy and acts as an information service provider that intermediates such content, not as its author.
- The Company may suspend, delete, or limit the visibility of content that violates the law or these Terms, without prior notice.
- Third parties such as landlords may use the in-service objection (rebuttal/correction) process for reviews they believe to be inaccurate.
6. Rights in Content
Copyright in content belongs to the user who created it. The user grants the Company a royalty-free license to use the content (reproduce, transmit, display) for operating and promoting the Service. Statistical use of reviews already served to other users may persist after account withdrawal.
7. User Obligations
Users must not: post false or manipulated/coordinated reviews; post others' personal information without consent; engage in defamation, harassment, or discrimination; or disrupt the Service or scrape data by automated means.
8. Disclaimer
The Company is not liable for damages arising from the accuracy of user reviews or third-party public data (e.g., transaction prices), nor for service interruptions beyond its reasonable control.
9. Termination
Users may withdraw at any time through the Service. The Company may restrict use or terminate the agreement if a user breaches these Terms.
10. Governing Law and Jurisdiction
These Terms are governed by the laws of the Republic of Korea, and disputes are subject to the competent court under the Korean Civil Procedure Act.
